We recently completed a full external refurbishment of a warehouse and office unit in Milton Keynes, with a particular focus on the roof, cladding and key architectural details like the entrance and curtain walling. The client came to us with concerns over the deteriorating condition of the building envelope. The original coatings had been showing signs of failure for some time, and it had now reached the stage where action was needed to protect the asset and improve the building’s appearance for both staff and visiting clients.
This project was a textbook example of a warehouse respray done properly – no quick fixes, no shortcuts. Just a thorough assessment of the condition of the substrate, correct prep, and long-term coatings applied in line with the manufacturer’s guidance.
The building was a large mixed-use warehouse and office unit situated in Milton Keynes, with a low-pitch metal roof and plastisol coated steel cladding. Both the roof and wall panels had suffered years of UV exposure, and the coatings had started to break down as a result.
On the roof, the existing coating had begun to delaminate in several areas, particularly along the south-facing slopes where the sun exposure had taken its toll. While the cut edge corrosion treatment had been completed years earlier, there were signs of breakdown at the lap joints, with rust creep starting to reappear along the edges. These areas needed to be ground back and resealed before any top coats could be applied.
The wall cladding was in similar condition – flaking plastisol, exposed bare metal, and uneven edges where previous repairs had failed to hold up. In short, the whole building needed a fresh start.
The success of any warehouse respray depends on the preparation, and this was no exception. Our team began by stripping away any loose or flaking coating using a combination of hand tools and mechanical abrasion. Once the surface was stable, we sanded the edges of the remaining coating to a feathered finish. This helped to create a clean, smooth transition between the old and new coating systems and avoid any future peeling.
Before applying any coatings, we made sure the roof laps were properly resealed using the full Alltimes Coatings system. This included priming the affected areas, sealing the laps with the appropriate mastic, and ensuring that any previous corrosion was
For both the roof and cladding, we specified Alltimes Coatings products, which we’ve used on many projects over the years. The roof was treated using their 20-year guaranteed system – a flexible, high-performance coating designed to resist UV, moisture and movement across the metal sheets.
For the vertical cladding, we used a compatible spray-applied system that offers a 10-year guarantee. Not only does it restore the aesthetic of the building, but it also provides a solid barrier against further weathering and corrosion.
The choice of coatings wasn’t just about protection, though. The fresh light grey colour completely transformed the appearance of the building and gave it a much more modern, professional feel.
To finish the transformation, we resprayed the curtain walling and main entrance doors in Anthracite Grey. This bold contrast against the lighter cladding helped to define the front elevation and gave the property a more premium, contemporary look.
We also refurbished several external elements including bollards and handrails, which were cleaned, primed, and recoated to match the new scheme.
The end result is a fully refurbished commercial unit that not only looks significantly better but is now protected for the long term. From a visual and functional point of view, it’s hard to compare the building now with how it looked before.
